We researched previous failed attempts to renovate the historic Seth Richards commercial block (aka Spaghetti Works building) prior to our team successfully rehabilitating the masonry structure. Tough challenges loomed, including how to create desirable living units in a large square historic factory-warehouse + how to design around an original massive central stairway.

Momentum

The client + building presented us with opportunities to craft creative, unique residential solutions for the project + Des Moines. We successfully navigated unique life-safety issues, historic rehabilitation requirements + the building’s depth, which created difficulties bringing natural light into the deep interior.

Impact

The name Court Avenue Lofts befits this first residential redevelopment project on west Court Avenue. We designed a project to activate the street + meet the owner’s economical budget. The units were almost completely pre-leased prior to finishing construction. There continues to be a waiting list today for the apartments.
