The client wanted to make an impact on Court Avenue with economical yet cool apartments + street-level retail. Our charge was to design + build place-specific architecture that respected the Court Avenue streetscape.

Momentum

The corner of 4th + Court provided a great opportunity to mark a key urban intersection. Massing + detailing along Court Avenue creates a respectful promenade to the Polk County Courthouse. The first-floor 8,000-sf restaurant, apartment common spaces + upper-floor apartments are woven together in a modern form that alludes to the condo architecture in the adjoining new construction building to the south.

Impact

The large recessed restaurant patio area is a signature place to eat + drink on Court Avenue. The apartment balconies above create a vertical people + activity connection the Court Avenue area lacked. Value + a sense of place were created through understanding the context, activating the street life, creating residences + meeting Hubbell’s goals of low-cost marketable units.
